Many flat roofing sytems can be restored at a fraction of the cost of replacement .  Roof Restoration has been around for a long time , but in the current financial environment roof restoration is fast becoming a very large part of our business . There are good reasons for that . Many flat asphalt roofs need only to be restored . As part of a typical restoration T.Ryan Contracting would vacuum all aggregate off your existing roof (if present ) , we would reflash all penetrations and perimeters using state of the art procedures and products  . We would then apply a polymer based resaturant to deeply penetrate the existing roof ,rejuventaing the existing membrane . The end product is a roofing system that will perform just like a new system and carry the same warranty . This process has been around for many years and can save the building owner money,  both in the initial cost and in tax savings .  Maintenance and coatings

 Did You Know ? That is you have a flat smooth surfaced asphalt roof in the state of Florida , you will need to coat or recoat that asphalt system every 3-4 years to maintain the roofs integrity . Its not expensive and will preserve the life of your roofing system for many years . At T. Ryan Contracting we only recommend ( super white ) elastomeric coatings . Dont let your roof deteriorate to the point where total replacement is your only option .   

Absentee Owner Programs 

Many of our customers , especially in the florida keys are not available to be present at the time of construction . So we have developed a program where we guarantee to keep the absentee owner  informed up to the minute .  Customers are able to contact our project manager who is on site 100% of the time during construction , we also keep the owner informed  by taking high quality digital photographs through out  the day during construction and email them every night without fail to the howmeowner .  This program has been very popular with homwowners , whom at  first had their doubts. The fact is the homeowner gets to see more then he would if he was there .  This also provides indisputable  documentation that the roofing system was installed to code . Should the need to document ever arrise .( hurricane claims )    We would be glad to provide you with customer references regarding this program .
